Behind on Your Payments in Eager, Arizona?
Whether you live in Eager or Phoenix or anyplace in Arizona, maintaining your mortgage can suddenly become a challenge. Whether through job loss or illness, many people find that they suddenly may fall behind in their mortgage payments. Remember, having a home is a very important asset you own. Falling behind can be rectified and put you back on the track to good credit, and more importantly, staying in your home.
So let’s say that you have had a problem, had an unavoidable drop in income. What can you do? First and foremost, talk to your lender. Always make a representative at your lender the first person to know that you may have a problem. Especially today, with falling home prices, lenders want to know as soon as possible that there may be a problem. Lenders do not need nor want your home. They want to lend you the money for you to own your home. So they are motivated to help you, once they know that there is a real problem.
Your mortgage company needs to know what happened. What caused the problem? Is this a long-term problem or a one-time thing? That makes a difference in their options. Do you have a plan to get back on track? If so, the Mortgage Company needs to see something in writing. They need to see evidence of additional income, or reduced costs in household expenditure or both. They will also want a realistic plan to get your payment back on schedule. Once they have all the information you provide and any they may need, they may be able to offer a workout package. That would be some special or temporary arrangements to get you back on track. Your lender has a number of options to help you. They may be able to modify the terms of the loan or offer you something called “special forbearance” that would help bring you up to date by modifying the payments or even suspending some payment temporarily.
If you are not able to meet your mortgage payments, which are your most important recurring bill, you must try to cut your expenses and increase your revenues. You can cut back on certain items, like cable channels, impulse items, some credit cards, certain loans other than your mortgage. You must consider cutting back altogether on credit card usage until you can once again pay your mortgage on time. And finally, you must consider finding new sources of income, whether from employment or perhaps from the sale of some possessions. It is unlikely that any possession will be of greater value than your home.
